Investment Summary

This project comprised the redevelopment of a vacant former department store unit and servicing yard in Eastbourne town centre.  A number of scheme options were explored through the design testing stage to optimise the site development potential.  Following public consultation and engagement with local stakeholder groups, a planning application was prepared to redevelop the site.  Planning approval was secured at Committee in October 2022 for a 7-storey residential-led development, comprising 65 apartments above ground floor Class E commercial (710 sq.m GIA).  Work is ongoing negotiating the Section 106 legal agreement.  Once planning consent is in place, the site will be sold to a residential developer.

Asset Management Highlights

  • The site was formerly a department store which occupies a prominent corner plot within Eastbourne.
  • Viability schemes were undertaken to assess the redevelopment and alternative use options for the site.
  • Working alongside key stakeholders and local partners we have retained the original historic façade whilst providing a modern, sustainable, mixed-use development.
